Terms and Conditions

Last updated: July 11, 2026

These terms govern use of the Property Tax Impact Tool, operated by Brizaga, Inc. By using this site, you agree to them.

Use of this tool

This tool is free to use for informational purposes. You may search for a property, browse city and county pages, and use the interactive budget features. You may not attempt to disrupt the site, scrape it at a scale that degrades service for other users, or use it in a way that violates applicable law.

No tax or legal advice

The estimates provided by this tool are for informational purposes only and are not tax, legal, or financial advice. Figures are modeled from public property records and published budgets and may differ from your actual tax bill or a government’s actual finances. For decisions about your own taxes, consult a qualified professional or your local property appraiser.

Accuracy of information

We build every figure on this site from public data, and we describe our approach in Our Methodology. Even so, public records can contain errors, change after we pull them, or be interpreted differently by different governments. We do not guarantee that any figure on this site is complete, current, or free of error.

No warranty

This tool is provided “as is,” without warranties of any kind, express or implied, including that it will be uninterrupted, error-free, or fit for a particular purpose.

Limitation of liability

To the fullest extent permitted by law, Brizaga, Inc. is not liable for any damages arising from your use of, or inability to use, this tool or its data.

Third-party links

This site links to third-party sites we do not control, such as government property appraiser pages. We are not responsible for the content or practices of sites we link to. Links to brizaga.com are not third-party links, since Brizaga, Inc. operates both sites.

Changes to these terms

We may update these terms from time to time. If we make material changes, we will update the date above.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles.
